Community & governance
- Firethorne
- A private, gated golf community of roughly 1,200 estate and executive homes on the border of Waxhaw and Marvin in southern Union County, North Carolina, centered on a private championship golf course and clubhouse.
- Homeowners association (HOA)
- The nonprofit entity that maintains common areas and enforces recorded covenants for a community. Membership is automatic with ownership, and assessments are mandatory. Discover Firethorne is not the Firethorne HOA.
- Assessment
- The recurring fee owners pay the homeowners association for common-area maintenance, gate operations, and reserves. Distinct from — and additional to — any optional club dues.
- Covenants, conditions & restrictions (CC&Rs)
- The recorded rules governing what owners may build, change, park, or operate on their property. They run with the land and bind every subsequent owner.
- Architectural review committee (ARC)
- The committee that reviews exterior changes — new construction, additions, paint, roofing, hardscape, pools, landscape plans — against the community's design standards before work may begin.
- Gatehouse
- The attended primary entry that controls guest access to the community. Secondary entries typically serve residents by transponder or code only.

- Parkland course
- A golf course routed through trees and gently rolling terrain rather than dunes or desert. Corridors are tree-lined, and the framing of each hole comes largely from mature hardwoods and pines.
- Course frontage
- A homesite that directly abuts a hole corridor. Frontage typically carries a price premium and brings distinct considerations: shot direction, ball strikes, and early-morning maintenance.
- Har-Tru
- A crushed-stone clay tennis surface prized for slower play and reduced joint impact. Requires regular watering, brushing, and rolling to stay true.
- Club membership
- An optional, separately purchased right to use club facilities. At Firethorne, membership in the Country Club of the Carolinas is not required to own a home and is not conveyed by ownership.
- Initiation fee
- A one-time amount paid on joining a private club, separate from recurring dues, food minimums, and capital charges. Verify current amounts and categories directly with the club.

- Primary on main
- A floor plan with the primary bedroom suite on the entry level. Highly sought by downsizing buyers and households planning to age in place.
- Transitional architecture
- A style blending traditional massing with cleaner, contemporary detailing — simplified trim, larger glazing, and restrained material palettes, often with black window frames.
- Southern Georgian
- A symmetrical, formal brick or stone elevation with a centered entry, evenly spaced windows, and classical trim — a signature look across the community's estate sections.
- Outdoor pavilion
- A roofed rear structure, often with a fireplace, kitchen, and heaters or motorized screens, designed to extend usable outdoor living well into the shoulder seasons.
- Whole-home renovation
- A comprehensive remodel touching layout, kitchen and baths, millwork, systems, and often the exterior — the common path for updating an early-generation estate rather than rebuilding.
- Lock and leave
- A maintenance-included home, typically a villa or cottage, whose exterior and landscape upkeep is handled by the association — practical for part-time residents.

- Structured wiring
- A planned low-voltage cabling backbone (data, coax, speaker, control) terminating in a central enclosure — the foundation any reliable smart-home system depends on.
- Distributed audio
- Multi-room audio in which sources are centralized and zones are independently controlled, usually via in-ceiling or in-wall speakers rather than visible equipment.
- Motorized shades
- Window coverings on quiet motors, typically integrated with lighting and astronomical time clocks so shades track sunrise, sunset, and heat load automatically.
- Circadian lighting
- Tunable-white lighting that shifts color temperature through the day — cooler at midday, warmer at night — to align interior light with natural rhythms.

- The public school district serving Waxhaw and Marvin. School assignment is set by the district and can change, so verify current zoning for any specific address directly with UCPS.
- Ballantyne
- The office, retail, and dining district in far south Charlotte, roughly fifteen to twenty minutes from the community and the nearest concentration of everyday services.
- Waxhaw
- A historic Union County town south of Charlotte known for its walkable downtown, antique district, and rapid residential growth along the Providence Road corridor.
- Marvin
- A small, low-density Union County village adjoining Waxhaw, characterized by large-lot residential development and preserved open space.
